About TASHA

A Dubai Real Estate Advisory Firm

Founded on two decades in finance, taxation and corporate advisory, applied to property with the same discipline.

Who We Are

Built on a Different Discipline

TASHA was founded by a finance and tax professional with twenty years advising businesses on capital allocation and risk. We handle buying, selling, renting and off-plan property across Dubai, evaluated with that same discipline. Return, risk and the assumptions underneath both come first. The floor plan comes after.

Founder Perspective

Before TASHA, I spent twenty years in finance, taxation and corporate advisory, evaluating decisions where a miscalculation cost millions, not just disappointed someone on a viewing. That discipline doesn't switch off with the asset class.

I ask a property the same questions I'd ask of any investment: the real return after costs, how exposed the cash flow is, what protects capital if the cycle turns. Most real estate decisions in Dubai are still made on emotion. Few are made the way a CFO would approve a balance sheet item.

Our Vision

Wealth Built Through Informed Decisions

Property is a capital allocation decision, not a lifestyle purchase. Our vision is wealth built through transparent, disciplined decisions judged over years, not a single transaction.

That means turning down deals that don't hold up, and applying the same scrutiny to one apartment as to a full portfolio.

Our Mission

Analysis First, Relationships for the Long Run

Our mission is to pair Dubai market knowledge with the financial analysis usually reserved for corporate decisions, so clients decide with more than instinct.

Success isn't transactions closed this quarter. It's clients who return for a second and third acquisition.

The TASHA Difference

Five Principles

The same five principles sit behind every recommendation we make.

01

Investment First

Every conversation starts with yield, holding cost and exit liquidity, not the floor plan. If a property doesn't hold up as an investment, we won't sell it as one.

02

Evidence Over Emotion

We don't sell on scarcity or urgency. Every recommendation comes with the pricing, developer history and return assumptions to back it up.

03

Portfolio Thinking

We rarely look at a property in isolation. Each acquisition is weighed against what you hold and where you're headed over the next five to ten years.

04

Selective Opportunities

We work with a limited number of clients and properties. Real diligence on developers and deal structures doesn't scale to a high-volume listings business.

05

We Stay Past Handover

The first transaction is rarely the last. After handover, we keep tracking performance, flag exit windows, and source the next opportunity.

Why Investors Work With TASHA

What We Check Before You Commit

Rental Yield Analysis

Yield Is a Calculation, Not a Claim

Advertised yield skips service charges, vacancy and management costs. We model net income with all three included, so you underwrite the number you'll actually collect.

Capital Appreciation Potential

Appreciation Deserves the Same Scrutiny as Any Forecast

We track price movement building by building, not by district average. If a forecast leans on infrastructure that hasn't broken ground, we say so.

Developer Due Diligence

We Underwrite the Developer Before We Underwrite the Unit

Delivery history and past build quality tell you more than the renderings do. A familiar name with a history of delays is a different risk than one that's never missed a deadline.

Exit Strategy Planning

We Plan the Exit Before You Commit to the Entry

Liquidity differs sharply by community, unit type and price bracket. We think through who the likely future buyer or tenant is before recommending anything.

Portfolio Construction

A Single Property Is Rarely the Right Unit of Analysis

We evaluate each acquisition against what you already hold and what you're likely to acquire next, balancing exposure across location, asset type and development stage.
