Off-Plan
Off-Plan, Underwritten First
We advise on off-plan allocations privately, weighing entry pricing, payment structure and developer history before anything is recommended.
How We Work
Allocations, not
advertisements.
We don't publish project inventory. When a release fits a client's brief, we bring it to them directly, with the developer's delivery record and the assumptions behind projected completion value laid out.
Capital is committed only once those assumptions hold up. That discipline is the service.
Developers We Work With
A short list,
held to account.
We maintain working relationships with a small number of developers whose delivery record stands up to scrutiny, and we evaluate every release on its own terms.

Payment Structures
How payment plans actually differ.
A payment plan's structure changes your effective return as much as the price does.
60/40 Plan
60% paid in stages during construction, 40% on handover. The most common structure, and the easiest to budget.
50/50 Plan
Half during construction, half on completion. Less flexible than 60/40, but a lower payment at handover.
Post-Handover Plan
A smaller down payment, with the balance spread over one to three years post-handover. Useful if rental income will fund it.
